Northridge is a neighborhood in the City of Los Angeles, located in the northwest San Fernando Valley rather than being a city of its own. It is home to California State University, Northridge, whose campus and performing arts center anchor the community, and to Northridge Fashion Center, one of the Valley’s major shopping destinations. The neighborhood’s name is known nationwide because of the 1994 Northridge earthquake, and its tree-lined streets of ranch homes reflect the Valley’s postwar growth. The Santa Susana Mountains rise to the north, with trails and open space close at hand.
Valley Heat and Shifting Ground
Summers in the San Fernando Valley are hot and dry, often much hotter than the coast, and strong UV quickly fades and breaks down ordinary epoxy on patios and pool decks. Santa Ana winds bring dust and low humidity. Some Valley soils are expansive clay that moves with wet and dry seasons, and seismic activity puts extra stress on slabs, so cracks are common in older concrete. Proper crack repair and UV-stable polyaspartic topcoats help coated floors last here.
