Lima is the seat of Allen County and the largest city in west-central Ohio, a railroad and manufacturing town best known for the Lima Locomotive Works that once built steam engines for lines across the country. That industrial streak continues today at the Joint Systems Manufacturing Center, where tanks are built, and at the refinery on the south side. Faurot Park, Schoonover Park and the Ottawa River greenway give the city its green space, while the Allen County Museum and the Veterans Memorial Civic Center anchor downtown. Ohio State Lima and Rhodes State College share a campus just east of town.
The land around Lima is flat and agricultural, with dense clay soils that drain slowly. After a wet spring or a winter thaw, water lingers next to foundations and pushes moisture up through slabs, which is why so many older basements in town feel damp. Winters bring plenty of freeze-thaw cycles and road salt, and summers are humid. Floors that go uncoated tend to scale, dust and stain, while a well-prepped epoxy or polyaspartic system stays sealed against water, salt and oil.
