Lyons is a small Cook County village on the Des Plaines River, west of Chicago. It’s home to the Chicago Portage National Historic Site, where Marquette and Jolliet crossed between the Great Lakes and Mississippi watersheds, and to Hofmann Tower, a 1908 landmark beside the river. Cook County forest preserves line the riverbanks, giving the village a surprising amount of green space.
The river is a major factor for concrete here. Low-lying areas have flooded in the past, and high groundwater can leave basements damp and slabs carrying moisture. Winters bring snow, ice, freeze–thaw cycles and road salt, which wear down garage floors in the village’s older bungalows and ranches.
A coated basement floor won’t soak up water like bare concrete or carpet, which makes cleanup simpler if water ever gets in. Ask contractors how they test for moisture and which systems they recommend for your conditions.
Lyons homes are generally older, so many floors also carry old paint, tile adhesive or past patch jobs. Those layers have to be removed for a new coating to bond. Ask whether grinding and repair work are included in the estimate so there are no surprises.
